ROOF CLEANING & TREATMENT IN PORTLAND, OR

Stop Moss, Stains & Debris Before They Damage Your Roof

In Portland’s damp, tree-covered neighborhoods, roofs face constant threats. Moss traps moisture and lifts shingles. Black streaks caused by algae (Gloeocapsa magma) make a roof look older and worn out. Leaves, branches, and other debris block proper drainage, leading to rot, leaks, and costly water damage.

At Pinnacle, we’ve built our reputation on protecting and restoring outdoor spaces — from decks to fences to roofs. The same care and detail we bring to refinishing a deck is what we bring to keeping your roof clean, safe, and protected from the Northwest’s harsh weather.

Why Roof Washing Matters

Our roof washing & treatment service is the most effective way to keep your roof protected and looking its best. It removes debris, tackles heavy moss, kills growth at the root, and dissolves black algae streaks for lasting results.

For homeowners looking for a simpler preventative option, zinc treatments are also a common and effective choice in the Northwest. Zinc helps slow moss regrowth and works especially well on roofs that are still in good shape with minimal moss. While it won’t eliminate stains or heavy buildup, it’s a reliable, cost-effective way to maintain your roof between full washes.

OUR PROCESS

  • DEBRIS REMOVAL – Loose leaves, branches, and buildup are cleared before treatment.

  • LIGHT BRUSHING & SWEEPING – 50–75% of moss is gently brushed or swept away in larger chunks to reduce buildup without damaging shingles.

  • SOFT-WASH TREATMENT – A professional solution kills moss instantly at the root, dissolves black algae streaks (Gloeocapsa magma), and prevents regrowth. It eliminates all organic growth — even the invisible spores you can’t easily see — for a deeper, longer-lasting clean. The treatment dwells on the roof and continues working over time, with dead moss gradually drying out and shedding naturally with wind and rain. This is a safe, low-pressure method — never harsh pressure washing — so your shingles stay protected. (Included only with the Full Roof Washing & Treatment service).

  • GUTTER & DOWNSPOUT CLEANING (if needed) – Gutters are cleared and downspouts may be flushed to ensure water flows properly off your roof.

  • SAFETY FIRST – We follow OSHA standards and use the right fall-protection equipment when needed to ensure the job is done safely and professionally. If your roof does not already have permanent anchors, they may be installed to ensure safety and compliance. Anchor installation may involve an additional cost during the project.

SERVICE OPTIONS

🟤 ZINC TREATMENT
(BASIC PROTECTION)

A cost-effective way to help slow moss regrowth. Works best on roofs that are still in good shape or have minimal moss. We may lightly brush to remove some of the larger growths, but this option is primarily preventative and won’t fully eliminate staining, black streaks, or heavy moss. It’s a good choice for homeowners looking for affordable, basic protection between full washes.

💎 FULL ROOF WASHING & TREATMENT (BEST PROTECTION)

★ Most Popular

Our most complete service, designed for roofs with visible moss, algae streaks, or staining. Includes debris removal, brushing, chemical treatment, gutter cleaning, and downspout flushing (as needed). More labor-intensive but delivers a deeper clean and longer-lasting results. Roof washing is also highly effective as a preventative service — even if moss isn’t visible yet, a treatment can stop growth before it starts and keep your roof looking clean for years.

How Often Should You Clean Your Roof & Gutters?

Portland’s rainy, moss-heavy climate makes regular upkeep essential. Based on tree cover and shade, we recommend:

  • Gutter Cleaning: At least once per year, often twice (spring and fall) if your home is surrounded by trees.

  • Zinc Treatment: Every 6–12 months for preventative protection.

  • Full Roof Washing & Treatment: Every 2–3 years for deep cleaning and long-term results.

This combined schedule keeps water flowing, moss under control, and your roof protected from costly damage.

Why Roof Cleaning Pays Off

Research from Washington State University Extension shows moss left untreated traps water against shingles, speeding up deterioration and leading to leaks. Regular roof cleaning and treatment:

  • Extends your roof’s life

  • Improves curb appeal

  • Reduces risk of costly water damage
